Thornton, Westminster, Broomfield and Brighton Home Loans: New-Build Metro Districts and CHFA

Updated October 2026

A north-metro builder incentive can reduce closing cash without making the home’s long-term payment the lowest available. Buyers comparing Thornton, Westminster, Broomfield and Brighton should separate the financing concession from property taxes, district obligations and the cost of insuring a newly completed home. Those recurring expenses remain after a temporary rate buydown ends.

Resolve the county before comparing loan programs

North-metro boundaries require attention. Westminster spans Adams and Jefferson, Brighton extends into Adams and Weld, and Broomfield is its own city and county. A nearby subdivision may therefore have a different conforming ceiling despite sharing schools, shopping or a mailing address.

For 2026, Weld uses the $832,750 baseline conforming limit. Adams, Jefferson and Broomfield fall within higher metro tiers, around $862,500 or more. Identify the exact parcel and county ceiling through FHFA Loan Limits.

The 2026 FHA floor is $541,287, but that national floor is not necessarily the local county limit. Use HUD FHA Mortgage Limits to determine the applicable ceiling before comparing an FHA approval with conventional financing.

Build an assistance comparison that includes repayment

CHFA FirstStep, SmartStep and Preferred serve different qualifying situations. Eligible assistance combinations can include a grant up to 3% or a second mortgage up to 4%. Program availability, income rules, education requirements and first-mortgage terms should be checked together through the Colorado Housing and Finance Authority (CHFA).

Ask for parallel estimates showing:

Compare consistent assumptions using today’s rates, then request an address-specific scenario through a mortgage quote.

Replace land-only taxes with completed-home estimates

A new-build tax statement can significantly understate future escrow needs when it still reflects land or partial construction. Ask which completed value and mill levy support the payment estimate.

Metro Districts can add 35–75 or more mills on top of other taxing authorities. An HOA payment may exist alongside those taxes, and separate district service fees may also apply.

Before the title-company closing, reconcile the lender’s escrow assumptions with the district information and insurance binder. Keep cash available for a later escrow adjustment if the first full assessment arrives after purchase. A builder credit helps at settlement; an accurate tax estimate helps every month afterward.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
