Eastern Plains Colorado Mortgages: Fort Morgan, Sterling and Zero-Down USDA Rural Loans

Compare Live Lender Rates & APRs ↓Check 2-Minute Eligibility →

Updated October 2026

For buyers in Fort Morgan, Sterling, Limon and Lamar, USDA financing can make a rural home purchase possible without a down payment. The important distinction is that zero down does not mean zero cash needed. Closing charges, prepaid insurance, inspections and reserves still belong in the plan, alongside address and household eligibility checks.

Test both sides of USDA eligibility

A qualifying USDA purchase must satisfy geographic rules and household-income limits. The income used to test program eligibility can differ from the income used to qualify for the mortgage payment. Provide complete household information rather than assuming only the borrowers' wages matter.

The home must also fit residential property requirements. Modest acreage is not automatically disqualifying, but commercial farming operations, unusual outbuildings and property condition deserve early review.

Compare lender charges and mortgage features using the Consumer Financial Protection Bureau homebuying resources. USDA guarantee fees should be included in the comparison rather than treating the absence of a down payment as the entire cost story.

Keep FHA, conventional and CHFA alternatives open

The 2026 baseline conforming limit is $832,750, while the FHA national floor is $541,287 for one unit. County-specific eligibility and limits still need checking, but many Eastern Plains purchases turn more on payment affordability than maximum loan size.

The Colorado Housing and Finance Authority (CHFA) offers FirstStep, SmartStep and Preferred pathways. Eligible assistance combinations can include a DPA grant up to 3% or a second mortgage up to 4%. Compare repayment obligations and the resulting first-mortgage payment, not just the upfront assistance amount.

Use today's rates as a starting point, then request comparisons with consistent down-payment and closing-cost assumptions.

Price hail coverage and local taxes accurately

A 1%–2% wind/hail deductible can create a sizable cash exposure. Determine the policy's calculation basis, commonly the dwelling coverage amount, rather than assuming the percentage applies to the repair bill. Roof settlement terms also deserve scrutiny.

Colorado's low residential assessment rates do not make every subdivision inexpensive to own. Front Range Metro Districts can add 35–75 or more mills; investigate the actual taxing districts on any newer development rather than assuming such levies apply everywhere.

Build the payment with the monthly payment calculator, using the parcel's taxes and a real insurance quote. Preserve enough cash after the title-company closing to handle a deductible or urgent repair.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
