Timnath, Windsor and Loveland Home Loans: Non-Potable Water Shares, Metro Districts and Move-Up Math

Updated October 2026

Moving from an established Loveland home to a newer property in Timnath, Windsor or Johnstown can change more than the mortgage balance. District taxes, irrigation arrangements and builder incentives may alter the ownership budget even when the purchase prices look comparable. Begin with the exact parcel and the expected sale proceeds from your current home, then evaluate the financing around those facts.

Separate irrigation benefits from drinking-water service

Some Northern Colorado properties have non-potable irrigation service, ditch rights or water shares. These arrangements are not interchangeable, and an irrigation allocation does not establish a domestic drinking-water supply. Ask what transfers with the property and what remains subject to a separate agreement.

Do not assume a lender will assign dollar-for-dollar value to separately priced water shares. Financing treatment depends on how the rights relate to the real estate, the appraisal and the loan program.

Translate Metro District mills into a household expense

A residential assessment percentage around 6.4%–6.7% is only a rough planning reference; applicable rates and adjustments depend on the tax year and levy category. The combined mill levy still has a major effect on the bill. Some Front Range Metro Districts add 35–75 or more mills.

As an illustration, 50 additional mills applied to $40,000 of assessed value produce $2,000 in annual tax. That is approximately $167 monthly before other levies. Use actual assessment information rather than applying this example directly to a listing.

The Colorado Division of Property Taxation explains the underlying framework. Request district debt disclosures and a finished-home tax estimate, especially when the latest statement reflects only land.

Calculate the move-up gap before choosing a loan

Estimate net sale proceeds after the existing mortgage payoff, selling expenses and any negotiated concessions. Avoid counting the entire difference between estimated value and loan balance as spendable cash. The home equity calculator can establish a starting point.

Then compare purchase scenarios using the monthly payment calculator. Include any period carrying both homes and confirm whether your lender permits recasting after a later principal payment.

Larimer and Weld’s 2026 one-unit conforming limit is $832,750. Verify the property’s county through FHFA Loan Limits and compare that permanent financing structure with any short-lived builder incentive.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
