Erie, Superior and Carbon Valley Mortgages: Boulder vs Weld County Tax Lines and New Builds
Updated October 2026
Erie shoppers can cross from Boulder County into Weld County without feeling that they have entered a different housing market. The mortgage rules still change at the boundary. Firestone and Frederick bring additional new-build choices, while Superior requires its own parcel-level review rather than being grouped automatically with Carbon Valley developments.
Put the county beside every address
For 2026, Weld County’s baseline conforming limit is $832,750, while Boulder County’s ceiling is above $900,000. Superior also extends into Jefferson County, creating another reason to verify the parcel instead of relying on a community label.
Consider a $1 million purchase with 15% down: the resulting $850,000 mortgage exceeds Weld’s baseline but sits below Boulder County’s higher ceiling. That distinction can change the available loan category, pricing and reserve requirements.
Use FHFA Loan Limits for the applicable one-unit ceiling. Then compare actual proposals rather than assuming high-balance conventional financing always costs less than a jumbo alternative.
Do not turn the county line into a tax shortcut
A lower-priced Weld property is not automatically the lower-payment choice. Metro District debt and operating levies can outweigh a modest purchase-price difference, particularly in newer subdivisions.
A simplified example shows the scale: at an assumed $40,000 taxable assessed value, an additional 50 mills means $2,000 annually, or about $167 monthly. That is only the district increment, not the complete property tax bill.
Ask for:
- The latest parcel tax statement and all listed districts.
- A completed-home tax estimate for new construction.
- The district’s adopted levy, budget and outstanding debt information.
- HOA dues and any separately billed district services.

Compare builder incentives on a permanent-payment basis
A temporary buydown can make the first year look unusually affordable. Ask for the payment after the subsidy expires, with realistic taxes, homeowners insurance and mortgage insurance included.
Builder credits also need to be compared against the preferred lender’s rate and fees. Request an independent estimate using the same lock period and closing date. Review whether a delayed completion could require a lock extension and who would pay for it.
At closing, Colorado’s state documentary fee is modest: $0.01 per $100, equivalent to $0.10 per $1,000. Title charges, prepaid insurance and escrow funding are separate and usually more significant. Use the closing cost estimator to keep those categories visible instead of treating a builder’s headline credit as the entire cash-to-close calculation.

Editorial Methodology & Primary Sources
Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.
Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
