Summit and Eagle County Mortgages: Resort Condotels, Short-Term Rentals and Transfer Taxes
Updated October 2026
A Breckenridge ski condo or Vail vacation property can look residential while operating more like a hotel. In Summit and Eagle counties, the first financing question is often whether the project qualifies—not which lender advertises the lowest rate. Frisco and Silverthorne buyers should investigate the same issues even outside a resort's immediate base area.
Screen the condominium before paying for an appraisal
Hotel-style operations, mandatory rental arrangements, front-desk services and ownership restrictions can make a project ineligible for standard agency financing. A unit's attractive rental history does not resolve those concerns. Portfolio or specialized condotel financing may be available, with different down-payment, reserve and pricing requirements.
Ask for project documents early:
- Current budget, reserve information and recent association meeting minutes.
- Master insurance coverage, deductibles and any outstanding claims.
- Details of litigation, structural concerns and special assessments.
- Rental-management agreements and occupancy restrictions.
The 2026 high-cost conforming ceiling reaches $1,249,125 for one-unit properties in qualifying counties. Verify Summit or Eagle's applicable ceiling through FHFA Loan Limits. Staying below a county loan limit does not make an otherwise ineligible condominium project financeable through a conventional agency loan.
Separate second-home use from rental underwriting
A second home and an investment property are not interchangeable mortgage categories. Describe the intended personal use, rental arrangements and management obligations accurately. A lender may not allow projected short-term rental proceeds to support qualification under a second-home structure.
Local short-term rental licensing is a separate issue. Check whether the address can obtain the necessary authorization, whether a license transfers and whether the association permits the intended activity. Underwrite a realistic budget for vacancies, cleaning, management, utilities and repairs rather than treating gross nightly revenue as spendable income.
Use the monthly payment calculator to establish carrying costs before adding an independently supported rental scenario.
Add transfer taxes and closing cash
Colorado's state documentary fee is only $0.10 per $1,000 of applicable consideration. However, local real estate transfer taxes in places such as Breckenridge and Vail can be much more consequential. Municipal boundaries, exemptions and contract allocation determine what applies; do not extend a town's tax to an entire county.
Request an address-specific settlement estimate from the title company and compare it with the closing cost estimator. The Consumer Financial Protection Bureau provides useful guidance for reviewing Loan Estimates and Closing Disclosures. Keep separate reserves for association assessments and insurance deductibles so closing does not consume the property's operating cushion.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

- U.S. Department of Housing and Urban Development (HUD / FHA) — FHA program guidance.
- U.S. Department of Veterans Affairs (VA) — VA loan eligibility and benefits.
- Freddie Mac Primary Mortgage Market Survey (PMMS) — published rate benchmarks.
- U.S. Census state tax collections — state property tax benchmarks; confirm parcel-specific assessments and exemptions with the state revenue department and local assessor.
The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
